In its six years of existence, Boxabl has captured the public's imagination with its innovative tiny homes and celebrity endorsements from the likes of Elon Musk and the musician Post Malone. Three former company employees, meanwhile, said they had been contacted and interviewed in recent weeks by the SEC to speak about Boxabl, including the company's business practices. In its recent financial statement, Boxabl noted that the remaining units "that were previously reserved for that project can now be sold for other projects." In its recent financial filing, Boxabl said it paid Firooznia $210,000 in 2022 for "consulting services." Reinold Geiger has given up on his tentative plan to buy out the minority of shares he doesn’t already own of L’Occitane (0973.HK), a move that would have delisted the European skincare group from Hong Kong in the Asian hub’s largest take-private. The Austrian billionaire didn’t explain why he shelved the idea, which was probably a prelude to a relisting in Europe – mostly likely France. The appeal of such a move is unlikely to have diminished as global investors turn cold on both Hong Kong and China stocks, possibly for the long term.

☆ Mohamed Al-Fayed dead at 94

Al-Fayed for decades insisted the pair were murdered, despite inquiries finding otherwise, and was scornful towards the British royal family in his later life. The growth could put data centers in competition with local populations for space and resources. As my colleague Dan Geiger reports today in an excellent story on a data center development boom, the AI explosion has triggered a surge in investment in these warehouse-like complexes. President Joe Biden and Donald Trump might not appear to agree on much, but when it comes to cutting back on office space, they're aligned. Now federal tenants are in for a new phase of belt-tightening as more accept remote and hybrid work, real estate experts say. "The majority of federal offices are still largely vacant on most days," said Darian LeBlanc, the director of government services at Cushman & Wakefield. So far, only the Department of Veterans Affairs has publicly said how it plans to use remote and hybrid work.

With a residential loan, you can typically get a fixed interest rate, which will not change over the lifetime of the loan. "One of the reasons I invest in four units or less is you get 30-year fixed rate debt," he said.
